You can buy a coastal home for around just £137,000.
The seaside locations in Scotland that are the most and least affordable when buying a home have been named by property experts. A large town in Fife was revealed to be the cheapest coastal destination in the country, while a seaside town near Edinburgh in East Lothian was named the most expensive.
On Wednesday, July 8, property search website ESPC shared a report using its latest property market data that reveals the top five cheapest and most expensive seaside towns in Scotland to buy a property in. According to the experts, Kirkcaldy in Fife is the most affordable in the country.
Kirkcaldy is a town and former royal burgh on the east coast of Scotland, home to a population of approximately 50,000 and situated around 11 miles from Edinburgh. The average selling price of a home in the town was found to be £137,182, which is more than £150,000 cheaper than the average across Edinburgh, the Lothians, Fife, and the Borders.
Kirkcaldy features amenities such as a leisure centre, a theatre, a museum, an art gallery, and various popular public parks. The town is also home to the Linktown and Seafield beaches, which are both easily accessible from the town centre and were described by ESPC as “gorgeous”.
The experts commented: “The average selling price of property in Kirkcaldy is £137,182, making it the most affordable location for a coastal home (and around £155,000 cheaper than the overall average selling price throughout Edinburgh, the Lothians, Fife and the Borders). There are two gorgeous sandy beaches, Linktown Beach and Seafield Beach, so residents are spoiled for choice when it comes to sunbathing spots.”
The second-most affordable seaside destination in Scotland according to ESPC is Eyemouth in the Scottish Borders, which is a town and civil parish in Berwickshire whose name comes from its setting at the mouth of the Eye Water. It is centred around a natural harbour and has a sandy north-facing beach, while homes were found to cost £230,000 on average.
Dalgety Bay in Fife was found to be the third-cheapest coastal location for property in the country, with homes costing an average of £237,635. Dalgety Bay is known for its picturesque beach, idyllic coastal walking trails, sailing club, and good commuter links to Edinburgh.
Rounding out ESPC’s list of the top five cheapest seaside locations in Scotland are Port Seton and Musselburgh, both of which are situated in East Lothian. Port Seton was found to have an average property price of £237,963, whereas it is £245,647 in Musselburgh according to ESPC.
On the other hand, Gullane in East Lothian was named by ESPC as being the most expensive seaside location for property in Scotland. The coastal town, which is situated around 20 miles from Edinburgh, has an average property price of £514,267 according to the experts.
Gullane is best known for the beautiful Gullane Beach, which is a popular sandy bay with far-reaching views out towards the Firth of Forth. The town is also a renowned golfing destination, home to three picturesque links courses with incredible views out over East Lothian.
ESPC wrote: “Twenty miles east of Edinburgh, picturesque Gullane is the most expensive seaside location, with average selling prices reaching a luxurious £514,267. The town offers an award-winning sandy beach with rolling dunes, renowned golf courses and luxury hotels, alongside a quaint community feel.”
The Edinburgh suburb of Joppa was revealed to be the second-priciest seaside location in Scotland according to ESPC, with homes in the area costing £468,371 on average. Joppa is bordered to the north by the Firth of Forth and to the west by Portobello, and is known for its beautiful Victorian villas.
Following behind in third place on the list of the most expensive seaside locations in Scotland is North Berwick in East Lothian, where properties cost £420,303 on average. Rounding out the top five are St Andrews in Fife and Dunbar in East Lothian, with average property prices of £341,365 and £327,686 respectively.
