The UK Government has shared a new report on Scottish property costs.
Scotland’s cheapest and most expensive areas for property have been named in a new UK Government report. The report also revealed that house prices across the country have risen.
On Wednesday, May 21, the UK Government published the UK House Price Index Scotland for March 2025. The House Price Index, which is published monthly, discloses average property prices within each of Scotland’s local authorities.
According to the latest UK House Price Index Scotland, the average cost of property in the country in March was £185,939. This marks a 4.6 per cent increase from March 2024, when the price of property in the country was £177,778 on average.
The report also reveals that the cheapest area in Scotland for property in March 2025 was Inverclyde. This marks a increase of 2.3 per cent compared to last year, when the average price of a home in the region was found to be £105,301.
Meanwhile, the second most-affordable area in Scotland according to the latest statistics is North Ayrshire. With the average cost of a home being £120,914 in March, this marks a decrease of 0.6 per cent compared to last year’s figure of £121,621.
The third-cheapest area in Scotland in March 2025 was West Dunbartonshire. The average price of a home in the region was found to be £121,497, which is 1.2 per cent higher than the March 2024 figure of £120,069.
Rounding out the top five most most affordable areas according to the UK House Price Index Scotland are East Ayrshire and the City of Aberdeen. The average cost in the former in March was found to be £127,583, while it was £134,033 in Aberdeen.
On the other hand, the most expensive area in Scotland in March 2025 was East Renfrewshire. With property prices in the area being £295,545 on average, this is an increase of 10.6 per cent compared with the March 2024 figure of £267,155.
The second-priciest area in Scotland in March according to the report was the City of Edinburgh. Homes in the Scottish costed £288,354 on average, up 5.9 per cent from £272,365 in 2024.
In third place for the most expensive Scottish area in March 2025 was East Lothian. According to the UK Government, property here cost £287,318—which marks a rise of 4.2 per cent from £275,685 the previous year.
Completing the top five priciest regions in Scotland in March were Midlothian and East Dunbartonshire, where homes on average cost £286,283 and £257,727, respectively.
The biggest increase in property prices over the last 12 months were seen in Shetland, where they rose by 18.2 per cent. However, according to the UK Government, low numbers of sales in the region can lead to volatility in the results.

Meanwhile, the biggest decrease in property prices compared to March 2024 occurred in Aberdeen. In the Granite City, the average cost of a home fell 3.9 per cent from £139,419 to £134,033.
